1. The Mid-Summer Cleaning Routine


Between salt spray, blowing sand, and summer pollen, your awning fabric collects a significant amount of debris over a few short weeks. A mid-summer wash prevents this grime from embedding into the fabric fibers.


  • Brush Away Loose Debris: Start by fully extending your awning on a dry day. Use a soft-bristled broom or a specialized fabric brush to gently sweep away loose dirt, pine needles, leaves, and cobwebs. Pay special attention to the seams and the areas where the fabric meets the frame, as debris tends to collect there.

  • The Gentle Rinse: Grab your garden hose and give the awning a thorough rinse from the bottom up, and then top down. Never use a pressure washer on your awning fabric, as the intense water pressure can strip away the factory-applied water-repellent finish and physically tear the seams.

  • Spot Treat Stubborn Stains: For dirt that a hose cannot handle, create a simple cleaning solution using lukewarm water and a mild soap, such as Dawn dish detergent. Apply the soapy water with a soft cloth or a soft-bristle brush, allowing it to soak into the fabric for a few minutes. Rinse thoroughly until all soap residue is gone.

  • Neutralizing Salt Accumulation: The salty sea breeze is one of the best parts of Cape Cod living, but salt is highly corrosive. Over time, salt accumulation can degrade awning fabric and pit the metal hardware. A quick weekly rinse with fresh water from your garden hose is the best defense against salt buildup.

  • Addressing Bird Droppings Immediately: Seagulls and other coastal birds are a constant presence. Bird droppings are highly acidic and can permanently bleach or etch the fabric of your awning if left untreated. If you spot a mess, clean it immediately with a mild soap solution and a soft brush.

  • Preventing Mildew Growth: High-quality awning fabrics (like acrylic) do not naturally grow mildew, but mildew will grow on the dirt, pollen, and organic matter that sits on top of the fabric. Ensuring your awning is clean is the first step. The second, and most important step, is to never retract your awning while it is wet. Avoid using oil-based lubricants like WD-40, as they attract dirt and sand, which will eventually gum up the mechanisms and stain the awning fabric.

  • Test Motors and Sensors: If you have a motorized awning, extend and retract it fully to ensure the motor is running smoothly without hesitation or grinding noises. If your system is equipped with sun or wind sensors, carefully wipe the sensor faces with a damp cloth to remove any salt or dust that might be interfering with their accuracy.

  • Respect the Wind: Retractable awnings are designed for sun protection, not extreme weather. If the wind is strong enough that it is uncomfortable to sit outside and read a newspaper, it is time to retract the awning.

  • Watch for Pooling Water: While awnings can handle light summer showers, heavy downpours can cause water to pool in the center of the fabric. This extreme weight can stretch the material and bend the lateral arms. Retract the awning during heavy rain events.
